What is A monthly apartment?

We offer high quality and fully furnished apartments for comfortable living in Japan.
The shortest contract period is 1 month, which enables both a flexible short-term and long term stay.
All our apartments are equipped with necessary appliances and Wi-Fi internet.
From the very beginning of your stay, you will feel a traditional Japanese warm welcome and enjoy the comfortable atmosphere of our apartments.

  • Apartments are available in your desired area

  • Monthly contracts make all expenses less in comparison with hotel prices

  • You can choose the room layout and have a room twice as big as a hotel room

  • Room service and VOD services are not provided

  • We provide necessary support services at each stage: before coming to Japan, during the stay in Japan, and when leaving Japan. For support service details, please check our Support service page.

  • Monthly contracts are shorter than  2-year contracts (Apartment rental contract periods being fixed as 2 year is a normal practice in Japan). This makes it possible to avoid unnecessary expenses and stay for the period required.

  • Furniture and home appliances are standard equipment in our apartments, where one does not need to worry about buying them after check-in. Depending on availability, it is possible to move to another room in the same apartment if any type of breakdown of provided equipment occurs.

About necessary IDENTIFICATION documents

Regarding applications: 
· [Required regardless of contract type:] one photo ID (with a face a picture)
· [In case of corporate contract] document in which the company's credibility can be confirmed, such as a registration certificate.
· [In case of personal contract] one MORE official ID is required. ID is required to identify customers before using our services.

Payment methods

If the contract is made for more than 1 month, then the payment can be made monthly using one of the payment methods above.

About UTILITY payment

Utility charge associated with the apartment use shall be billed at the same time as the Room rate.
The amount of Utility charge is determined by the apartment size.
If the total amount of monthly utility usage exceeds the set amount, the difference shall be separately billed.

Cancellation policy after application is submitted

Termination of the contract

At least 8 days before the contract start date 【Number of days from the receipt of the booking application to the cancellation request】 × 【Daily rate of the Room Charge × 30%】
Within 1 to 7 days before the contract start date 【30 days worth of the Room charge】*If the period of the reservation is less than 30 days, 【Room charge for the entire period】

Cancellation of Optional items

Before check-in After getting the application to 4 days before checking-in 0 yen
3 days before check-in to the day of checking-in 2,200 yen (tax included)
After check- in 1 day before moving-in the items 0 yen
On the move-in day of the items 2,200 yen (tax included)
After sending the application form, a cancellation fee is required.
In case of period shortening please let us know 1 month prior to the new check out date. If a 1-month prior notice has not been given, a maximum of 1 month`s room rate will be charged. In addition, if shortening of the contract results in changing the prices, the difference will be billed accordingly.

Regarding Contractee
(PERSONAL/corporate applicationS)

Both personal and corporate contracts are possible.
In the case of a personal contract, the tenant must be the contractee. Before making a personal contract, application forms with all provided documents will be examined. Depending on the result of the examination, the application may be rejected.

Depending on the layout, the fixed number of people differ as well. Please contact us for any inquiries regarding the number of people mentioned above. In addition, please note that in cases where more people stay than the fixed number of people, an additional usage fee will apply. Additional usage fees differ depending on the age of the people staying. For more details on the additional usage fee, please contact us directly.

About applications

If you contact us with the desired apartment name and period of stay via telephone or inquiry form, we will check the room availability and respond accordingly. When the apartment and period of stay are confirmed, we will send you necessary documents to fill in and sign by e-mail or post.
After examining the application form contents, we will contact you as to whether you can use our services or not, and explain about the fees involved.
